The Lease Up Property Manager is fully accountable for all day-to-day property operations, overseeing and enhancing the value of the property. The Property Manager supervises entire on-site staff (i.e., Assistant Property Manager, Leasing Consultant(s), Maintenance Supervisor(s), Maintenance Technician(s), Make-Ready Technician(s), Groundskeeper(s), and Housekeeper(s).

ESSENTIAL FUNCTIONS

  • Demonstrates ability to understand financial goals, operate asset in owners’ best interest in accordance with Policies & Procedures Manual and comply with Fair Housing, state and federal laws

  • Maintains accurate records of all community transactions and submit on timely basis (i.e., annual budgets and income projections, rent rolls, delinquency reports, move-in/move-outs, etc)

  • Ensures property is rented to fullest capacity by utilize marketing strategies to secure prospective residents

  • Trains leasing staff in closing techniques and confirms that appropriate paperwork has been completed and input into computer system accurately and on a timely basis

  • Continually monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal information, marketing data, etc., to be able to give up-to-date and proper information when requested by others

  • Ensures community appearance and repairs are noted and completed on timely basis

  • Provide exceptional service to residents, future residents and internal team members

  • Listen to resident requests, concerns and comments

  • Follow and enforce all safety procedures and notify Safety Coordinator of safety hazards

  • Regular, on-time attendance

  • Special projects and other responsibilities as assigned

QUALIFICATIONS

  • Knowledge of multiple PC software packages such as Microsoft Excel, Word, PowerPoint and Adobe Acrobat

  • Detail oriented with excellent office skills including typing and proofreading

  • Excellent organizational, communication (written/oral), and interpersonal skills

  • Ability to manage changing priorities, meet deadlines, work independently, and follow through on assignments with little direction

  • Ability to maintain a high level of confidentiality

  • Demonstrate effective and professional conflict resolution and customer service skills for interaction with tenants, vendors and co-workers

The anticipated wage scale for candidates who will work in Denver, CO is $85,000 to $90,000 per year. Hired applicant will also be eligible for a performance based discretionary bonus. The final pay offered to a successful candidate will be dependent on several factors that may include but are not limited to the type and years of experience within the job, the type of years and experience within the industry, education, etc. Bridge Investment Group is a multi-state employer, and this pay scale may not reflect positions that work in other states or locations.

    • 401K: Bridge Investment Group will contribute to your account equal to 100% of the first 4% of pay which you contribute to the plan. These contributions belong 100% to the employee upon their contribution. Eligible employees are automatically enrolled contributing 4%, with up to 6% company match, with the option to opt out. *The employee must be at least 21 years of age and have worked for the Company for at least 60 days.
    • Paid Time Off: Employee will accrue 5.23 hours of paid time off per pay period for a total of 17 days per year.
    • 11 Paid Holidays per year.
    • Following six (6) months of employment at the Company, you will be eligible per birth, adoption or placement of a child for four (4) weeks of paid parental leave as the primary caregiver to the child or two weeks of paid parental leave as the secondary caregiver to the child. Following two years of employment at the Company, you will be eligible for twelve weeks of paid parental leave per birth, adoption, or placement of a child if you are the primary caregiver of the child.
    • Tuition Reimbursement: Up to $5,000 per year of pre-approved tuition expenses will be reimbursed upon submission of approved documentation. Repayment obligations may apply if employment terminates prior to 24 months.
